Papineau Wittman Group is an independent real estate appraisal firm located in the Southwest suburban area specializing in residential appraisals including single-family houses, condominiums, two to four unit apartments and vacant land located in the South, Southwest and Western suburbs of Chicago. Appraisals are made for a broad range of purposes including sale, loan underwriting, tax, PMI removal, relocation, insurance valuation, estate, divorce, and investment decisions. Clients include banks, savings and loans, mortgage companies, credit unions, employee transfer companies, business corporations, FHA/HUD, VA, Fannie Mae, attorneys and individuals. We cover only market areas in which we are comfortable with our knowledge and abilities. Professional real estate appraisal services of the highest quality prepared in a timely manner is our goal. A full time support staff that answers the phone is only the beginning of the personal attention that we give each of our clients. From the first contact for a requested appraisal to the delivery of the final report, a dedication to service is given to the completion of each aspect of every appraisal report.

First established as Don J. Papineau & Associates, Ltd. in 1983, the firm became Papineau Wittman Group in 2012 when Don Papineau formed a partnership with his longtime associate Bruce R. Wittman, SRA.

Papineau Wittman Group takes pride in providing well researched, quality residential appraisal reports. Quality appraisals are a result of education, experience and knowledge of the local markets. The staff of Papineau Wittman Group has extensive appraisal training and is the most experienced staff in the market. The current staff of Papineau Wittman Group many years of combined appraisal experience resulting in insight and expertise in the markets we serve.

All appraisers serving Papineau Wittman Group offer full-time service. Supporting our staff, we have the help of two clerical aides seasoned in all aspects of the appraisal requirements.

Bruce Wittman holds the SRA professional membership designation with the Appraisal Institute. Requirements for the SRA designation are:

Pass rigorous education requirements
Submit residential experience which must meet strict criteria
Receive credit for a demonstration report
Conduct professional activities in accordance with the Appraisal Institute Code of Professional Ethics and are subject to a peer review process which enforces the Code of Professional Ethics.
Appraisal Institute SRA members are required to adhere to strict continuing education requirements to ensure they are up-to-date with the evolving real estate field.

Most often a “full” or “complete” appraisal is needed, using the industry standard Uniform Residential Appraisal Report (URAR). Our reports are in full compliance with the Uniform Standards of Professional Appraisal Practice (USPAP). We also provide limited appraisal services and a variety of summary and restricted appraisal report formats.

With the use of digital imaging, digital mapping and the capability of delivering computer generated reports, our goal is to provide quality, accurate, competitively priced reports to our clients in a timely responsive manner. We offer electronic transmission of our reports in digital format for those clients capable of receiving Electronic Data Interchange reports. We are capable of transmitting complete EDI reports, including photos and all addenda, with the use of the ACI Collection for Windows. We are able to transmit files in PDF (Acrobat Portable Document Format), Mismo/UAD/XML (Extensible Markup Language) and ENV (AI Ready Format) for those clients who are able to view and print electronic copies of completed appraisals.

Our Team

We have a unique support staff of friendly, knowledgeable office members. Our client’s calls are answered with the cheerful voice of Denise or Tracy. They can help you with your appraisal requests, check the status of your file or put you in contact with one of our appraisers if you have a technical question. We appreciate the courteous service they offer our clients.

BRUCE R. WITTMAN, SRA, President, has been appraising since 1999 with our group and is on the HUD/FHA and VA rosters of approved appraisers. He is an Illinois State Certified Real Estate Appraiser. Bruce is a member of the Chicago Chapter of the Appraisal Institute and holds the SRA designation that is given only to those appraisers who successfully complete extensive real estate appraisal training, experience and peer review. To retain this designation a continuous cycle of education, including a comprehensive series of courses sponsored by the Appraisal Institute, plus attendance at a number of short courses, conferences, seminars and educational meetings is mandatory. Bruce has made presentations regarding the appraisal process to the Three Rivers Association of Realtors. Bruce graduated from the College of St. Francis with a Bachelor of Business Administration in Marketing.

COURTNEY A. WALTON is a full time staff appraiser. Courtney started with the firm in May 2002. She has extensive experience in all types of residential appraisals including single family, condominium, 2-4 unit and vacant lots. Courtney is also on the FHA/HUD roster of approved appraisers. Courtney continues her education with specialized professional training in the valuation field, including a comprehensive series of courses sponsored by the Appraisal Institute, plus attendance at a number of short courses, conferences, and seminars. Courtney has previous real estate sales experience. She is an Illinois State Certified Real Estate Appraiser and a graduate from the University of Illinois with a Bachelor's Degree in Speech Communications.

SHANE M. PATTON is a full time staff appraiser, and has been with the firm since 2010. He has extensive experience in all types of residential appraisals including single family, condominium, 2-4 unit and vacant lots. Shane is also on the FHA/HUD roster of approved appraisers. Shane continues his education with specialized professional training in the valuation field, including a comprehensive series of courses sponsored by the Appraisal Institute, plus attendance at a number of short courses, conferences, and seminars. Shane is a graduate of Illinois State University with a Bachelor of Science Degree in Finance.
